WPM Real Estate Management Transition

Associate Frequently Asked Questions

Transition Overview

What exactly is happening?
Beginning January 4, WPM Real Estate Management will be responsible for the day-to-day management of the Attman family residential communities in Anne Arundel, Howard, and Baltimore counties. The Attman family will continue to own the properties and remain involved.

Why is the Attman family making this change?
The communities are doing well, but as the real estate business continues to grow, the Attman family felt it was time to bring in more support for the communities and the people who work there.

Is the Attman family selling the properties?
No. Ownership is not changing. The Attman family will continue to own the properties and remain involved.

Why was WPM selected?
WPM Real Estate Management has strong experience managing similar communities. WPM is a Marylandbased company that understands the local markets in Anne Arundel, Howard, and Baltimore counties and shares the Attman family’s personal approach to taking excellent care of its communities, residents and Associates. WPM provides extensive in-house support through dedicated teams in Human Resources, Accounting, IT, Service, Legal, Marketing and Training, ensuring Associates and communities have access to the resources they need.

What does WPM stand for?
Originally, two companies merged to form WPM. Those company names were Washington Place & Metro Management.

When does the change take effect?
January 4, 2027

Employment and Job Security

Will I have a job after the transition?
For onsite Associates (including the Quality Control Team): Yes. WPM values the experience already in place and will keep everyone in their current jobs. You will also have access to more training and opportunities to grow at WPM.

For corporate Associates: The situation is different because A&G Management and WPM are set up differently. WPM will meet with corporate team members individually to learn more about their experience and talk about where there may be a fit.

What do I need to do to start my WPM Associate journey??
As part of the transition to WPM, onsite A&G Associates must be enrolled in WPM’s Human Resource Information System (HRIS). This process enables accurate payroll setup and ensures all required HR onboarding activities are complete.

Following is the necessary link from the WPM Human Resource Information System portal, Rippling. Please use a personal email address to log in. If you do not have a personal email address, please create one. Associates should not use their A&G or property-based email address.

The Rippling link will walk Associates through the application process. WPM does conduct background and drug testing. https://ats.rippling.com/wpm-real-estate/jobs/4f42a3f6-6d23-44eb-ae4a-3a7c314fa756

Will my position, responsibilities, or work location change?
On-site Associates will continue their current position, responsibilities, and work location. The A&G onsite teams know these communities well and take pride in caring for the properties and residents. That knowledge and continuity are important to the transition, and WPM intends to build on the work already being done.

Why does WPM refer to their employees as “Associates”?
At WPM, one of our core beliefs is the Power of Team. WPM refers to its personnel as Associates to reinforce a culture of shared purpose, leadership, and professional growth. This language reminds us daily that our achievements are never the result of just one person, but rather the collective efforts of high-performing teams working together to exceed expectations.

Pay and Payroll

Will my pay rate change?
For on-site Associates, no. Associates will remain at their current salaries.

What is the new pay schedule?
WPM has a biweekly pay schedule. The first paycheck Associates receive from WPM will be on 1/15/27, which will cover the period from January 4 – January 6, 2027 (3 days). The January 29th paycheck will be for the first full period.

Do I need to set up Direct Deposit again?
Yes, the Rippling application portal will help new Associates input their banking information.

Who handles payroll errors?
WPM’s HR team uses a simple, easy to use ticketing system called AskHR. Associates can access this ticketing system via WPM internal portal or directly through the Rippling site. More information will be provided as we approach the January transition.

Benefits and Paid Time Off

Will my approved time off be carried over to WPM?
Yes, scheduled time-off will carry over to your new account in the Rippling HRIS system.

When do new benefits begin?
Your A&G benefits will continue until January 31, 2027. Your benefits with WPM will begin on February 1, 2027. The onboarding process through Rippling will help new Associates choose their new benefit plans.

Will there be a gap in coverage?
New Associates who complete their HR benefit choices prior to January 4, 2027, should not experience any gap in benefits.

Will there be a difference in the plan?
All transitioning A&G Associates will receive information about benefit options / choices during their onboarding.

Over the next several weeks, WPM HR teams will be scheduling visits with each site to assist Associates with onboarding and benefits.

What happens to my accrued PTO? Will my years of service count toward PTO or benefit eligibility?
Your PTO balances and tenure will transfer with you to WPM.

What happens to my existing retirement account?
WPM offers a 401k through Principal. New Associates will receive communications from Principal to start your new WPM 401k. Principal will also provide the information to roll over your current 401k account if desired.

Reporting Relationships

Who will be my supervisor? Will the Regional Manager change?
The WPM leadership team will be spending time with the on-site teams over the next few weeks. While our goal is to minimize disruption and avoid unnecessary changes, business needs may require some adjustments. If there is a change, Leadership will provide this information to the teams.

Day One Expectations

What will change in how we work day-to-day?
The communities are running well, and the goal is to build on what is already working. Of course, there will be new things to learn. WPM has its own systems and processes, and some ways of working will be different. We do not expect anyone to walk in on January 4 knowing how everything works.

How do I record my time?
Hourly, non-exempt Associates will track their time via the Rippling timekeeping system. Training will be provided. Salaried, exempt Associates are not required to record their time.

Systems and Training

Which systems are changing, and when?
Good news! WPM also uses Entrata, therefore A&G community data will migrate to WPM prior to January 4, 2027, transition date.

WPM is still evaluating your other software platforms and available options. The team will communicate any application changes if, and when, they are made.

Will I receive training before being expected to use them?
The WPM team will provide training for new programs/applications introduced to your properties.

What opportunities will there be for career growth?
For Associates joining WPM, there will be access to more training, professional development, and career opportunities at WPM.

Who provides technical support?
Technical support is provided by our in-house, corporate IT Team. A ticketing system is used for technical support requests. Associates will be directed to the ticketing system emails/links as we approach the transition date.

Property Operations

Will leasing procedures, maintenance priorities, or resident communication change? What happens to open work orders, pending applications, renewals, and ongoing projects?
Given that we also use Entrata, many processes will remain the same. Open work orders, applications, pending applications, and other Entrata data will be migrated/transferred by January 4, 2027.

What do we tell vendors? Will current vendors stay?
The Attman family will be contacting all current Vendors with information regarding the transition. After the transition, WPM will collaborate with teams and vendors to ensure our communities continue to have excellent service.

Policies and Performance

Which policies take effect immediately?
After onboarding, Associates will have access to a system called Grace Hill. This platform serves as a library for WPM documents, training, processes, and procedures. The WPM Associate Handbook is accessible through this system. Associates are expected to follow WPM employment policies.

How will performance be evaluated?
WPM values strong performance and recognizes Associates who make meaningful contributions to the company and the communities we serve. All Associates participate in an annual performance review process designed to be clear, consistent, and fair. Performance is evaluated based on the expectations of the role and the Associate’s performance over the course of the year.

Resident Communication

What should we tell residents about the transition?
Within 24 hours of the transition announcement on October 20, 2026, the Attman family and WPM will send a letter to the residents, explaining that the Attman family continues to own the property, WPM Real Estate Management will become the management company, and the onsite teams will remain in place. Residents will continue to see familiar faces and can expect the same commitment to caring for their communities.

In December, residents will receive additional information about any changes to contacts, systems, payments, or other day-to-day processes. Until then, residents should continue using their current process and contacts.

Communication and Support

What happens between now and January 4?
The WPM Multifamily, Service, HR, and IT teams will be visiting each site over the next several weeks. You will also continue to receive information about benefits, onboarding, systems, and other changes as we move forward. WPM will also provide training and information to help Associates prepare for the transition.
